Location:

The Dom 4545 Project / Phase 1, on parcel 1797 is located in the center of the village of Saas-Fee and is an extension to the existing Dom Hotel, which is situated on parcel 521.

Construction description:

For the expansion of the hotel studios and hotel suites, only high-quality building materials of the very best quality will be used.

Variations within the material and color concept, as well as minor modifications to the floor plans, are reserved. The entire design has been discussed with the future operator. There will be no possibility for individual requests; the renderings as created will be implemented later. A first impression of this is reflected in the 5th floor of Hotel The Dom.

Project Goals

Revitalization and expansion of the existing hotel infrastructure into a high-performing, year-round attractive destination hub with the Dorint operator model.

Strengthening the village center through high-quality gastronomy, conference, and wellness offerings; ensuring harmonious integration into the traditional village landscape of Saas-Fee.

Operational, maintenance, and value-preservation concept managed by a professional operator with long-term planning security.

Legal and Normative Framework

Permits: According to cantonal and municipal building regulations (Canton of Valais, Municipality of Saas-Fee; compliance with village image protection and car-free policy required).


Guidelines & Standards (Planning Objective): SIA 100ff (Planning), SIA 260–268 (Structures), SIA 380/1 (Thermal), SIA 382/1 (HVAC), SIA 181 (Acoustics), VKF/Fire Protection.

Property and Urban Development

Existing Situation: Historically developed hotel structures comprising The Dom and Hotel du Glacier, which, together with surrounding parcels, were merged into the integrated complex “DOM 4545.” The first sub-project, Residence du Glacier, has already been completed.

Access: Pedestrian and logistics access adapted to the car-free destination; construction logistics managed through defined time windows, with transfer to electric/special transport within the village center.

Integration into the village context: Facade materials, roof shapes, and proportions are aligned with the traditional architecture of Saas-Fee, taking into account the design guidelines of the municipality.

Space & Usage Program

A hotel area will be developed, comprising the following uses:

Phases 1 to 3:
67 hotel studios and suites (ranging from 26.95 m² to 154.07 m²)

Gastronomy:
139.93 m² (restaurants/bar/back-of-house),
110 seats in the dining area, production kitchen, cold storage rooms, waste disposal concept.

Conference: Flexible meeting/event spaces

Wellness & Fitness:
377.77 m² (pool, saunas, treatment rooms)

Logistics, Construction Site & Operations

Construction Site Logistics: Due to Saas-Fee being a car-free destination, material deliveries are handled via defined transfer points and scheduled time windows; a noise and dust management plan is applied.

Operational Logistics: Back-of-house flows (laundry, waste management, goods reception) with clear separation between guest and service areas; ensuring cold-chain integrity and proper disposal processes.

Approval requirements and village design regulations may influence facade and roof design as well as material selection.

Number of rooms/program may vary depending on project phases.

Operator requirements from Dorint(standards, maintenance contracts, IT/PMS) are an integral part of the planning.

Foundations

A new foundation will be constructed; no old building structure will be incorporated.

Load-Bearing Structure

Objective: The objective is an economical, low-vibration structural system designed to meet the requirements of hotel use, including occupancy loads, installation density, and a high concentration of wet rooms. The selected structural system consists of a reinforced concrete skeleton with load-bearing cores; structural design and dimensioning are carried out in accordance with SIA standards 260–268.

Ceilings & Soundproofing

Concrete/composite slabs with enhanced soundproofing requirements according to SIA 181 (hotel standard, building services decoupled).

Fire Protection

VKF-compliant design including fire compartmentalization (rooms, corridors, technical rooms), smoke extraction systems, defined fire resistance ratings, and emergency lighting in accordance with NIN and EN standards.

Wet Rooms & Shafts

Verification according to SIA 261 with appropriate ductility; foundation based on geotechnical report.

Building Envelope & Energy

Modular wet rooms (optional) or conventional construction; vertical installation shafts per riser for room clusters.

Earthquake

Verification according to SIA 261 with appropriate ductility; foundation based on geotechnical report.

Building Envelope & Energy

Highly insulated exterior wall and roof structures; U-values according to SIA 380/1 (target: ≤ new building standard).

Windows: Wood/metal with triple glazing; external shading with blinds in gastronomy/wellness areas and rooms.

Energy & Supply: Pellet or district heating.

Ventilation/Climate: Central HVAC for wellness/gastronomy/conference areas, decentralized solutions for rooms (heat recovery), humidity and odor management.

Hot Water: Peak load management (circulation, storage cascades).
Sustainability: Target Minergie standard.

Stairwell

The staircase is a reinforced concrete structure, which will be covered with porcelain stoneware tiles.

Interior finishing

Interior fit-out & finishes (hotel standard)

Rooms: Flooring – carpet tiles/LVT or wood, impact sound insulation > ΔLw 20 dB

Walls/Ceilings: Q3/Q4 level of plaster finish

Acoustic ceilings in corridors

Bathrooms: Ceramic coverings, slip-resistant (R10/R11), wall cladding with minimal joints

Gastronomy: Durable, easy-to-clean surfaces; hygiene zones according to food regulations

Wellness: Slip-resistant natural stone/ceramic, chemical-resistant joints & waterproofing, corrosion protection for technical installations.

Furniture & FF&E: Operator standard Dorint; mock-up rooms already available at Hotel Dom

New interior walls:

The hotel room partition walls will be constructed using lightweight construction or solid cement blocks. The room walls will be built with brick or lightweight construction.

Structural work in wood

Balcony railing:

The balconies will be constructed from wood. The railings will be made of steel.

Balcony flooring

The material for the balcony flooring has not yet been determined at the current planning stage and will be defined at a later time.

Ground floor: Building entrance

The building entrance will be asphalted and designed to be threshold-free and accessible for people with disabilities.

Windows

Windows

Wood/metal windows with triple-pane insulated glass are provided. The glazing has a U-value of 0.8 W/m²K.

Each living room has a window with tilt-and-turn casements.

Sheet metal work

Sheeting

The sheet metal work is executed in copper titanium zinc or aluminium.

Roofing work

Pitched roof

A pitched roof will be constructed using

using stone panels from Prefa or Eternit with a double standing seam.
The build-up will start with a vapor barrier, followed by thermal insulation, underlay membranes, counter-battening, tile battens or boarding, and the final roof covering.

The pitched roof carpentry work includes, for example, rafters and boarding (excluding visible boarding).

Facade plaster

The facade will be covered with a 2.5 mm finishing compound; The semi-basement is painted with dispersion paint. The colour and material of the exterior facades will be selected by the owners in cooperation with the architect.

Sun shading

Rooms

The windows will be equipped with electrically operated, opaque sunshades.

Electrical installation

The installation will follow S.E.V. regulations (Low-Voltage Installation standard 2005) in accordance with the electrical installation design.

Central high- and low-current distribution systems are located in the technical room in the basement. The installations in the basement are "surface-mounted", while all installations in the access and living areas are "flush-mounted".

 

Common spaces

Functional rooms such as basement, stairwell are equipped with light fittings and necessary switches and sockets (see the architectural/electrical plans).

Hotelstudios and Gastronomy

The electrical installations will be carried out in such a way that all hotel units and gastronomic areas are prepared for modern electrical control systems.

Kitchenette

Electrical connections for all appliances such as a small refrigerator, ceramic cooktop, microwave, and small dishwasher are, of course, provided. We emphasize that these are not full kitchens; we comply with the regulations for serviced apartments.

Electrical & IT

NIN-compliant installation; sub-distribution panels for each building section; emergency power for safety-critical areas. IT backbone (fiber optic), Wi-Fi 6/7, IPTV, access control, PMS interface according to operator standard.

Fire protection technology

Fire alarm system (category according to VKF), voice alarm per occupancysmoke and heat extraction concepts.

Heating

Heat generation:

The property Dom 4545 will be connected to the district heating network of the municipality of Saas-Fee or will have its own pellet system.

Heat emission

All hotel studios and suites are equipped with underfloor heating. Each room can be individually controlled via a room thermostat.

Every inner bathroom will be connected to the air ventilation shafts.

All installations such as bathtub, wash basin and toilet are white. See the architectural plans for their location.

Water pipes

All pipes in the hotel unites, as well as in the stairwell, are built into the walls. The installations in the hotel units are implemented with the GIS pre-wall system, which ensures great flexibility in the wet rooms.

Cold water pipes

All risers are made of metal and metal composite pipes with compression joints. The sub-distributions piping in the hotel studios and suites are made of plastic with clamped and plugged connections.

Warm water pipes

All risers are made of metal and metal composite pipes with compression joints. The sub-distributions piping in the hotel studios and hotel suites are made of plastic with clamped and plugged connections.

Waste water pipes

The new waste water pipes on all floors are made of Geberit.

Elevators

Stairwell

The entire building is equipped with five passenger elevators, four of which are barrier-free and suitable for wheelchair use. All elevators provide access from the basement to the fourth floor.

Interior plastering

Hotel rooms / Gastronomy

All walls will receive a high-quality single-coat plaster finish, while all ceilings will be finished with a decorative Rustic plaster to ensure an attractive and durable surface.

Metal fittings

Building entrance door:

Automatic entrance door in aluminium/steel with insulated double glazing.

Handrails staircase:

Handrails in metal or wood.

Carpentry work

Entrance doors of hotel units:

60-mm-thick fire door with triple lock. Solid-core doors with double rebate and door sill in metal and all-round rubber seal.

Internal doors:

All doors feature either natural wood or resin veneer and are mounted on high-quality wooden frames. They are 40 mm thick solid particleboard doors with a continuous rubber seal. The wood type is oak, and the fittings are finished in elegant chrome.

General carpentry:

The window sills will be crafted from high-quality wood, providing a natural and elegant finish.

Flooring

Floating screed or cement underlay on footfall sound insulation 2 x 20 mm.

The walls in the living and sleeping areas will be finished with a 1.5 mm plaster. All ceilings in the living and sleeping areas will be covered with rustic plaster. In the kitchen, stairwell, and common areas, the walls will be painted with dispersion paint.

Furniture

The furniture shown in the plans represents the spatial planning by the architect. All hotel studios and suites will be furnished according to the specifications of the renderings.

The ski room will be equipped with four-compartment lockers manufactured by Wintersteiger.

The hotel kitchen will be designed and constructed according to the operator’s specifications.

The restaurant will be designed and constructed according to the operator’s specifications.

The exact scope and design of the wellness area have not yet been defined and will be determined at a later stage.
